Garden room condensation is one of the most common complaints owners have once the novelty of a new build wears off: misted windows in the morning, damp patches in corners, a musty smell, or water pooling on the inside of the glass. It is almost always a sign that warm, moist air is meeting cold surfaces, and the good news is that it can be designed out of a new room and fixed in an existing one. This guide explains why condensation and damp happen in garden rooms and the practical steps that stop them.
Why condensation happens in a garden room
Air holds moisture, and warm air holds more of it than cold air. When warm, humid air inside the room touches a surface that is below its dew point, the moisture condenses into water. A garden room is especially prone to this because it is a small, well-sealed box that heats up and cools down quickly, and because people fill it with moisture: breathing, a kettle, a gym workout, or worst of all, drying laundry. Get the balance of insulation, ventilation and heating wrong and that moisture ends up on the coldest surfaces, usually the windows and the corners.
Surface condensation versus interstitial condensation
There are two problems to design against. Surface condensation is the visible water on glass and walls; it is a nuisance and, left alone, feeds mould. Interstitial condensation is more serious and hidden: it forms when moist air passes into the wall or roof build-up and condenses inside the insulation, where it can rot timber over time. Controlling both is why the order of the layers in a wall matters, not just how much insulation you have.
The four things that prevent it
1. Proper insulation
Warm internal surfaces do not reach dew point, so good insulation is the first defence. Aim for a genuinely insulated build to walls, floor and roof, using boards such as PIR or a good thickness of mineral wool. Thin, token insulation is a common cause of a cold, damp room. Well-insulated glazing matters too: quality double glazing with a low U-value stays warmer on the inside face and mists up far less than cheap units.
2. A vapour control layer in the right place
A vapour control layer (VCL), effectively a sealed membrane, goes on the warm side of the insulation, immediately behind the internal lining. Its job is to stop warm, moist indoor air pushing into the wall and roof build-up where it would condense. On the cold, outer side, a breathable membrane lets any moisture that does get in escape. Getting these two the wrong way round traps water in the structure, so it is worth checking a builder understands it.
3. Ventilation
A sealed room with no air movement will always sweat. Give the room a way to exchange stale, humid air for fresh: trickle vents in the windows, background ventilation, or a small extract fan for a gym or kitchenette. In a persistently damp room, a positive input or heat-recovery ventilation unit moves air continuously without throwing heat away. Simply opening a window for a few minutes a day makes a noticeable difference.
4. Gentle background heat
Keeping the room a few degrees above the outside temperature keeps surfaces above dew point. A thermostat set to a low background heat in cold, damp spells, rather than blasting the heating only when you are in the room, prevents the cold-then-warm cycle that drives condensation. Pair heating with ventilation; heat alone in a sealed box just holds more moisture. Even a room used only in summer benefits from being aired and warmed occasionally through winter, because a shut-up, unheated cabin is where condensation and musty smells build up fastest.
Fixing condensation in an existing garden room
If the room is already built and damp, work through the cheap fixes first. Stop drying washing inside it and remove obvious moisture sources. Add or open trickle vents and air the room daily. Run a dehumidifier, which is the fastest way to pull a damp room back under control and useful as a permanent measure in a gym or store. Add a low background heat on a thermostat. If the problem persists despite all that, the build quality is likely the issue: too little insulation, a missing or badly placed vapour layer, or cold bridging where the frame meets an uninsulated base. That may need internal lining and insulation to be improved.
Watch the base and cold bridges
One overlooked cause of damp is the junction between the room and its base. If the floor is uninsulated or sits directly on a cold slab, that edge stays cold and attracts condensation, and moisture can rise from the ground into the structure. A good build insulates the floor, isolates it from ground moisture with a damp-proof membrane, and avoids cold bridges where metal or timber passes uninterrupted from the warm inside to the cold outside. In an existing room, adding insulated floor covering and sealing draughty junctions helps, but a persistently cold, wet floor edge usually points back to the original base detail.
Dealing with mould and existing damp
Where condensation has already caused black mould, clean it off hard surfaces with a proprietary mould remover and improve the ventilation and heating so it does not return; mould is a symptom, not the root cause. If timber has stayed wet and feels soft, get it inspected, as rot needs the source of moisture found and stopped.
